Tier One Fire Protection was proud to be engaged in The Borough, a landmark master-planned apartment precinct located at 7 Romano Street, Denman Prospect, ACT. Designed around a central village square, this vibrant community is characterised by a collection of uniquely designed buildings connected by a shared basement and access ways, creating synergies across the entire precinct.

Stage 1 comprises two six-storey residential towers (ground floor plus Levels 1–5) positioned above a common single-storey lower-ground carpark. Together, the towers provide 162 contemporary apartments, delivering modern living in a thriving community setting.

Our scope of works included:

  • Design services – developed using AutoCAD software.
  • Wet pipe sprinkler system – supplied and installed in compliance with AS2118.1-2017 across all Class 2 units, basement/carpark areas, common areas, and commercial spaces.
  • Smoke detection system – installed to AS1670.1-2018 standards in basement/carpark areas, common areas, and commercial spaces. Mechanical interfaces – integrated within basement/carpark areas.
  • Occupant Warning System (OWS) – installed in compliance with AS1670.1-2018 Amd 2021 throughout basement/carpark areas, common areas, and commercial spaces, with OWS speakers in all Class 2 units.
  • Portable fire extinguishers – supplied and installed in accordance with AS2444-2001.
  • Passive fire rating treatment – applied in compliance with AS4072.1 and the NCC 2019 Amendment 1 C3.15.

The Borough represents a new benchmark for residential communities in Denman Prospect, and Tier One Fire Protection is proud to have delivered fire safety systems that ensure compliance, reliability, and protection for all residents and visitors.
